There’s no standard price list: after a free on-site visit, we assess the property category, its real condition and the number of properties you’re entrusting to us, then agree on a tailored rent, negotiated case by case.
Yes. The rent is fixed and guaranteed regardless of how much the property is actually rented out: the commercial risk is entirely ours, not yours.
Of course, it’s still your home. Every year you get one free week, to be agreed with us in advance. If you’d like to stay at other times too, you can do so whenever you like at a discounted owner’s rate: just let us know the dates 30 days ahead and we’ll check availability.
We do: routine maintenance, utilities (electricity, water, gas, internet), staff and listing marketing are all our responsibility.
We do, from start to finish: registering the property, applying for the CIN and CIR codes, listing and managing it on the booking portals, registering guests and filing the mandatory reports to the Municipality, the Police headquarters and the regional Tourism Observatory. You don’t have to follow any of it.
Extraordinary works above €2,000 required by law, and any extraordinary works that make the property unusable or unfit to rent. Everything else — routine maintenance, utilities, cleaning, guest management and paperwork — is included in the rent, with no surprises.
Quarterly, with amounts calibrated to seasonality, so you get predictable income throughout the year.
Yes, we always require and verify insurance coverage for the property before and during management.
The contract has an initial 2-year term with automatic renewal, and allows for mutual termination with notice.
No. Listings, calendar, guest communication, check-in and check-out are all handled by us: you have no direct contact to manage.
